Kotak India Real Estate Fund IV has invested Rs. 80 crore ($ 16.34 million) in Gurgaon-based Orris Infrastructure for its group housing project.

SNG & Partners advised Kotak India Real Estate Fund with a team led by Partner Amit Aggarwal along with Senior Associate Devyani Dhawan. Partner Munish Upadhyay along with Senior Associate R.P. Singh assisted in the title due-diligence.

Dua Associates advised Orris Infrastructure with a team led by Partner Himanshu Narayan along with Senior Associate Divya Sridhar.

The investment is by way of subscription to secured optionally fully convertible debentures issued by Orris Infrastructure. The tenor of the debentures is 45 months from the date of issue. The investment is through an escrow mechanism devised for this purpose. The other security includes mortgage over the land comprising the group-housing project as well as personal guarantee of promoters.

The funding by Kotak India Real Estate Fund in Orris Infrastructure will be utilized for construction and development of a group-housing project being developed by Orris Infrastructure in Gurgaon.
